Approved Master Plan

The over-arching intent for Norman Island is to let the land dictate opportunities. The varied terrain features on Norman Island allow a wide variety of residential, hospitality, and recreational experiences.

Most of the residential estates and villas take advantage of key vantage points from elevated ridges or cliffs. These properties provide direct pathway access to pocket beaches. These beaches afford enhanced protection as they are often nestled within a secure area of shoreline. Furthermore, some estates and villas are situated at lower elevations and boast closer proximity to the water’s edge. These parcels include walk-out beaches along with private and direct dock access. The master plan for Norman Island includes a low-density development, providing 125 exclusive homesites and three hotels. Estate lots on Norman Island will range from 1 to 5 acres across a natural environment. These properties will enjoy protected views by occupying positions at theatrical points of land, with many lots surrounded by water on three sides.

Owners of these private sanctuaries will enjoy some of the most dramatic views in the world from their elevated vantage points.

Many lots will include a beach or private beach bungalow, in addition to the opportunity to purchase a personal boat slip of up to 60 feet in length within the owner’s marina. The additional private parcels will be smaller in acreage and situated on the leeward portion of Norman Island. These sites provide for sandy beachfronts or direct frontage to the Island’s protected harbor, known as The Bight. To enhance each homesite, the master plan preserves area between parcels, providing a natural buffer. This sensitivity allows for increased privacy while also allowing the opportunity for protected trail systems throughout the island. Owners arriving to Norman Island will be welcomed by an exclusive boutique marina located at Water Point. This unique landform grants owners an exclusive point of entry to the Island. Located at this arrival area will be a signature restaurant and bar, capturing views to neighboring islands of Tortola and St. John.

The master plan provides for a variety of ways to access the island. Owners and their visitors will arrive by private yacht from St. Thomas or Tortola (Beef Island EIS) with private ferry to Norman Island. Five daily flights are available from Miami and seven daily flights are available from San Juan. There is an opportunity for the adventurous to arrive by helicopter or sea plane. European visitors will be transferred from the nearby hubs of St. Maarten or Antigua, approximately one hour away.

On-island customs will be provided at the elegantly rustic transfer terminal at Water Point’s marina at the entrance to The Bight. Because Norman Island is less than six miles from Tortola, all services for boat storage, repair and provisioning, employees, sanitation, etc. can be kept off island with access just 10 minutes away.
